We provide comprehensive architectural services for our clients, as well as construction management when the project requires. What does this mean?

Comprehensive architectural services include five steps towards realizing the clients building objectives:

Pre-Design and Programming: Before design begins, we will meet with the client to review their objectives, develop a program of work that will satisfy their needs, and provide code and zoning reviews of the property. In the case of remodeling and additions, we will also measure and draw existing conditions of the building.

Design: The design stage involves meetings with the client to refine their wishes, present possible design schemes for approval, and prepare estimates of probable construction costs. This process will generally occur several times, as the design options are refined and developed further according to the client’s wishes. When the client is satisfied with the design proposals and cost estimates, we will begin the construction document phase of the work.

Construction Documents: The construction documents are the detailed drawings and specifications from which the general contractors will bid on the project, the building permit is secured, and from which the actual work is completed. These are detailed drawings and instructions for building the design proposal we developed in the design stage, and typically include all of the structural, electrical, and mechanical (heating and cooling) engineering needed for the project.

Bidding: During the bidding phase, we work with the client to choose a general contractor and secure prices for building the project.  

Construction: In the construction phase, we act as the liaison between the client and the contractor, get the contractor started, see that they have proper insurance, license and qualifications, monitor the work as it progresses, review payment requests, and do final inspections of the work.

Under some circumstances, it may be in the client’s best interest to act as their own general contractor. In these cases, we often provide construction management services: assisting the client in finding and dealing with the various trades that are required to complete the project. These services are usually similar to those we provide in the typical construction phase, but much more intensive.
